The Website is an independent website based in Penang, Malaysia (“we”, “us”). It provides information on new property launches in Penang so that buyers and investors can find projects and compare them in one place.
2. Information only, not advice
The content on the Website is for general information only. It is not an offer to sell, a solicitation, or financial, investment, legal, tax or valuation advice. Before making any decision to buy, you should read the developer's official documents, including the Sale and Purchase Agreement, and consult your own lawyer, bank and financial adviser.
3. Accuracy of information
We work to keep information accurate and current, and every project shows a Last verified date. However:
- Information comes from developers and other sources and may change without notice;
- Prices, sizes, layouts, facilities, completion dates, availability and incentives are not guaranteed;
- Floor plans, photographs, renderings and illustrations are artist's impressions and may differ from the final product; and
- We do not warrant that the Website is complete, error-free or up to date.
Always confirm current details directly with the developer before relying on them. If you find a mistake, please tell us.
4. No affiliation with developers
We are not affiliated, associated, authorised or officially connected to any of the property developers mentioned on this Website. Mention of a developer, project or product does not mean endorsement by, or any relationship with, that developer unless we clearly state otherwise.
5. Trademarks and images
Property names, logos and images shown on the Website are the registered trademarks and property of the respective developers. They are used for identification and information only. Nothing on the Website gives you any license or right to use them. If you are a rights holder and have a concern about any content, contact us and we will review it promptly.
6. How we are compensated (referral disclosure)
We are compensated only when you make a purchase through the referral that we provide to the property developer, subject to all terms and conditions stipulated by each developer. You do not pay us to use the Website or to be referred. A purchase is concluded only between you and the developer, under the developer's own terms. We are not a party to any sale and purchase agreement and are not responsible for the developer's performance.
7. Advertising
To sustain our effort, we partner with Google for the advertisements that appear on our website. We may also display sponsored content from developers or other advertisers, which is labelled as such. We do not endorse advertised products or services and are not responsible for the content of advertisements or for any dealings you have with advertisers.
8. Enquiries and sharing your information
When you submit an enquiry, you agree that we may share your information with partners connected to the property, who will contact you directly. How we handle your personal data is explained in our Privacy Policy, which forms part of these terms.
9. Your use of the Website
You agree that you will not:
- Submit false or misleading information, or someone else's details without their permission;
- Use the Website for any unlawful purpose;
- Copy, scrape, harvest or republish Website content at scale, or use automated tools to do so, without our written permission;
- Interfere with the Website's operation or security, or try to gain unauthorised access;
- Click on advertisements artificially, or encourage others to do so.
We may suspend or block access if these terms are breached.
10. Intellectual property
Excluding third-party material such as developer names, logos and images, the design, text, layout, data compilation and software of the Website belong to us or our licensors and are protected by copyright and other laws. You may view and print pages for personal, non-commercial use. Any other use needs our written permission.
11. Third-party links
The Website may link to developer websites and other third-party sites. We do not control them and are not responsible for their content, availability or practices.
12. Disclaimer of warranties
The Website and its content are provided “as is” and “as available”, without warranties of any kind, express or implied, to the fullest extent permitted by law.
13. Limitation of liability
To the fullest extent permitted by law, we are not liable for any loss or damage, direct or indirect, arising from your use of, or reliance on, the Website or its content, including any decision to buy or not to buy a property, errors or omissions in the information, interruptions of the Website, or the acts or omissions of developers, partners, advertisers or other third parties. Nothing in these terms excludes liability that cannot be excluded by law.

You agree to compensate us for any loss, claim or expense arising from your breach of these terms or your misuse of the Website.
15. Changes
We may change these terms or the Website at any time. Changes take effect when posted, and continued use means you accept them.
16. Governing law
These terms are governed by the laws of Malaysia, and the courts of Malaysia have jurisdiction over any dispute.
